January 2019 – Special Meeting

Harvey Oaks Homeowners (HOHA) Special Meeting

Millard North High School-1010 South 144 Street-Omaha, NE

7:30 p.m.-Thursday, January 10, 2019

The meeting was called to order by president, Derek Menke. Jay Noddle, Noddle Companies, was introduced and information on Heartwood Preserve, formerly named West Farm, was presented.

The development will feature the following.

  • Office space (1,650,000 square feet)
  • Retail shopping (500,000 square feet)
  • A hotel-(300 bed facility)
  • An Assisted Living facility (300 bed facility under construction)
  • Multi-family dwellings (1,630 units)
  • Single family dwellings (430 units)
  • Acres of parks
  • It was noted the retail space has been cut back due to current market trends.
  • Retail spaces will be featured on the first level of the buildings while living quarters will be on the second level.
  • Since the name of the development has been changed to Heartwood Preserve, roads in the development will be named after trees, with the City of Omaha’s (City) approval. 
  • Trees will a prominent feature of the development.
  • Ninety-five percent of the parking space in the development will be covered.  Not all will be underground.
  • Law Enforcement will have a prominent role in the security of the development.
  • The development is funded by non-tax payer monies.
  • It is estimated the development will be totally occupied in eight to ten years.

Park Areas

  • One third of the total land area will be devoted to parks, trails, and recreational areas.  This will include children’s play areas, dog runs, an athletic field, community areas, amphitheater, and green ways.
  • The trails will be completed, for public access, before the development is completed.
  • The parks and trail systems will be privately owned and maintained.
  • The trail system will be approximately nine miles for public use.
  • The trails will be from 8 to 14 feet wide for easy access.
  • Plants, native to Nebraska, will be selected for the parks and greenways.
  • The drainage of standing water in the parks and greenway areas is being constantly reviewed.

Road Construction

  • The construction on 144 Street-Dodge to Pacific and Pacific to Pine Street has been completed. All construction on Pacific Street has been completed also.
  • The stop light timing at the entrances to the Millard North High School and other intersection on 144 Street will be reviewed in an effort to produce less traffic congestion.
  • Lighting on 144 Street will be reviewed to meet City standards.
  • There is no road connection from the development into Harvey Oaks. 
  • There will be an extensive green area separating Harvey Oaks from the development.
  • A pedestrian bridge over Pacific Street will be completed later in the project’s timeline. 
  • The development construction company will try hard to keep the dust down in the construction areas. Jay asked residents to be patient.

Applied Underwriters Campus

  • Construction will begin sometime after Memorial Day and before July 4.
  • The site will feature a state-of-the art building design.
  • The actual construction of the campus will take 24 to 30 months.
  • The campus will be built in the southern section of the development.
  • Parts from the Boys Town Farm will be used in the building’s construction.
  • If possible, all structures taken from the Boys Town Farm will be used or given to appropriate sources.

Closing

  • Jay answered questions from the residents attending. 
  • Councilman, Brinker Harding District 6, was present at the meeting.
  • Jay did ask residents of Harvey Oaks to be patient, because this development is a work in progress and sometimes changes become necessary.
  • Approximately 182 individuals signed the attendance sheets provided at the meeting.
  • The meeting was adjourned at 9:00 p.m.

February 14, March 14, April 11, May 9, June 13, July 11, August 8, September 12, October 10, November 14.  There is no December meeting.
